What Process Should I Expect?

Buying or selling a home is a multi step process that everyone has to go through. Some closings move faster than others, however, your participation in supplying the needed information will make things go much smoother!

Contract

A. Once you have completed your negotiations and have a signed contract, it gets sent to the title company by the realtors. Title will request contact information for both the buyers and the sellers.

B. The title search is ordered within 24 business hours of receiving the contract. This usually takes 5-7 days to obtain.

Escrow & Documentation

A. Once title receives your contract, escrow options will be sent to the buyers. Depending on your contract, you will have 3 – 5 days (normal) to get your deposit into the title company. Once this is received, all parties are notified via email.

B. PLEASE UNDERSTAND TO NEVER SEND A WIRE TRANSFER WITHOUT VERIFYING WITH OUR DIRECT OFFICE PRIOR TO SENDING. Our Wire Instructions Will Not Change during your transaction!

C. Once escrow is received, Title will send out a welcome email to both buyers and sellers requesting information from both parties. This information is required to properly process your file and get it ready for closing.

D. We will require your photo ID, as well as marital status for all parties, in order to verify ownership and how the property is to be transferred.

Processing

A. Once the Title search is received, that begins the processing stage.

B. In processing your file, the information obtained in step two will be used to order payoffs, contact the lender to supply them with loan title work, HOA estoppels and utility estoppels are ordered. Also, if the seller does not have a current survey, one will be ordered on all loan files, should you want a survey on a cash file, please notify your processor as soon as possible, as survey’s take 5-10 days (possibly longer during rainy season).

Closing

A.Once all items are obtained from the processing portion of the file, it is sent to closing. Your closing officer will review all the title work again, make sure all items required to issue clean title have been obtained.

B.Your closing officer will coordinate closing with you, as well as with the lender. They will make sure they figures are accurate and your Title Closing Officer will give you your final figure to wire – remember, our wire instructions will not change during your transaction and ALWAYS CALL OUR OFFICE PRIOR TO SENDING THE WIRE TO MAKE SURE EVERYTHING MATCHES!

C.You will come into the office (or a mobile notary can be arranged if you will not be in town, there is an additional fee for a mobile notary, collected at closing) to sign your closing papers. Sellers usually sign a few days ahead of closing, while buyers, if obtaining a loan, must sign on the actual closing date.

Post-Closing

A.After signing, all documents will be scanned and emailed to the proper parties.

B.Funds will be disbursed as stated on the settlement statement.

C.Your recorded documents will be emailed to you once received back from recording and your Owners Policy of Title Insurance will be sent to you, this process usually takes about 30 days.
